Season plan

A yearly plan for the heating system

A plan is a set of visits, with its terms written out before you sign. It is not insurance, and it is not a promise that nothing will break.

  • Fall visit

One boiler check before the first cold night.

    • Boiler cleaned and the burner adjusted
    • Safety controls tested
    • Gauge glass, low-water cutoff and vents checked on steam
    • Radiators bled on hot water
    • Written note of what we found
    • Midwinter check
    • Priority booking for no-heat calls
    Term:
    Billed once a year.
  • Season plan

    Most chosen

A fall visit and a midwinter check, with a place at the front of the line.

    • Everything in the fall visit
    • Midwinter check of pressure, vents and exposed pipes
    • Priority booking for no-heat calls
    • No trip charge on repair calls
    • Spring shutdown
    • Repairs and parts
    Term:
    Billed once a year.
  • Whole-house plan

The season plan, plus the hot-water side and a spring shutdown.

    • Everything in the season plan
    • Indirect water heater, circulator and expansion tank checked
    • Spring shutdown visit
    • Radiant manifold and mixing valve checked
    • Repairs and parts
    Term:
    Billed once a year.

Not insurance: repairs, parts and labor beyond the visits listed are billed at our posted rates. Cancel before your renewal date by phone or email and the plan does not renew.

The fall visit

What happens when we come

  1. 01

    Step 1: We call ahead

A text or a call the day before gives you an arrival window. Whoever comes is on the crew you can see on our About page.

  2. 02

Step 2: We look before we touch

We read the gauges, the water level and the last note we left, then run the boiler through a cycle.

  3. 03

Step 3: We clean and test

Burner, flue, safety controls and, on steam, the low-water cutoff and vents.

  4. 04

Step 4: We write it down

You get a note of what we found and what we did, with anything we suggest done separately and priced on its own.

Questions about the plan

Is the plan insurance?

No. It pays for visits, not for repairs. If something breaks, the repair is quoted and billed at our posted rates, and plan members go to the front of the line.

What does a repair cost on top of the plan?

We tell you before we start: a written estimate for bigger work, and the posted rate on the phone for small repairs.

How do I cancel?

Call or email before your renewal date and the plan does not renew. Nothing is billed after that.

Does the plan cover a boiler in a rental unit?

Yes, if it is yours to maintain. Tell us which unit and who lets us in, and we arrange the visit with the tenant.

Can I add radiators or a second boiler?

Yes. Tell us what is on the property and we adjust the plan to match.

Ask which plan fits your house

Tell us what kind of system you have and how many units are on the property.
